Property tax and property value tax
In Denmark, homeowners pay both land tax (grundskyld) and property value tax (ejendomsvรฆrdiskat). Land tax is calculated by the municipality based on the land value, and the rate varies between municipalities. Property value tax is a state tax based on the official property assessment.
Registration fees and purchase costs
When buying property, you must pay a registration fee of 0.6% of the purchase price + 1,850 DKK for the deed. In addition, there are mortgage registration, legal fees and bank charges. These one-time costs can amount to 50,000-100,000 DKK depending on the purchase price.
Insurance and maintenance
Property insurance is mandatory for owner-occupied homes with mortgage loans. Additionally, building insurance and contents insurance are recommended. Maintenance costs should be budgeted at 1-2% of the property value annually. Utility costs for water, heating and electricity are ongoing expenses that can vary considerably.
