Home Maintenance Budget Calculator

Every homeowner in Denmark should budget for ongoing maintenance to preserve their property's value and avoid costly emergency repairs. The commonly cited rule of thumb is to set aside 1% of the property value per year. For condominiums approximately 1.0% is recommended, while houses typically require around 1.5% annually to cover external maintenance of roof, facades, and installations. A house bought for 3,000,000 kr thus requires approximately 45,000 kr annually.

How the Estimate Works

This calculator takes your property value and applies your chosen maintenance percentage. It also factors in age: homes over 30 years old receive a 25% uplift, while homes over 50 years old receive a 50% uplift. These adjustments reflect that older homes need more frequent repairs to roofing, plumbing, electrical systems, windows, and facades.

What Maintenance Covers

Your budget should cover routine upkeep and a reserve for larger periodic expenses: roof replacement (every 30-50 years), window replacement, bathroom and kitchen renovation, facade renovation, and heating system replacement.
